The Greer area has a very active real estate market. New residential developments are being built at record levels which makes for a very dynamic and active real estate market. With mortgage rates at all-time lows and the increase of affordable housing the residential market in Greer continues to be very strong. Good schools, growing retail, quality government services, excellent transportation infrastructure and numerous parks and recreational amenities make Greer the location within the Upstate for continued residential growth.

In 2001, Greer had approximately 400 new home starts. This was up from 325 new home starts in 2000. In 2002 the City of Greer issued 362 permits for single family homes and by 2003 the City surpassed that record amount and issued 436 permits for single family dwellings.

Residential growth is not anticipated to slow down. In the Greer area there are over 120 residential developments planned or under construction. There will be the potential for over 11,000 units if all development occurs. Based on this data the Greer area could anticipated over 20,000 new potential residents over the next five to seven years.

During 2004 there were 1,186 homes sold in the Greer area. This was 252 fewer homes sold than in 2003. The average home price in 2004 was $174,400 which 6.4 percent higher than the 2003 average home price of $163,905. During 2004 the Greer area housing market had a median home sales price of $139,800 which was 2.4 percent higher than the 2003 median home sales price of $136,485.
